Plāna partners with builders, design-build firms, and local architects as the Design Architect for custom residences throughout Southern California. We bring principal-led architectural design to the front end of the project, while your team retains the client relationship and leads documentation, engineering, permitting, and construction.

A CLEAR, FIXED-FEE DESIGN PACKAGE

For custom residences up to 8,000 square feet, Plāna provides a focused Concept Design package for a flat fee of $18,500.

The package includes:

• Revised floor plans and spatial organization
• Exterior architectural direction and massing
• Design refinement based on the site, program, and client priorities
• Three to four high-quality exterior renderings
• A final concept package delivered as PDF

HOW THE PARTNERSHIP WORKS

DESIGN
Plāna develops the architectural concept, layouts, exterior expression, and visual narrative.

ALIGN
We coordinate with your team so the concept responds to budget, constructability, local requirements, and the intended delivery strategy.

DELIVER
You receive a clear PDF design package. Your builder, design-build team, or Architect of Record then develops the construction documents, coordinates engineering, obtains permits, and delivers the project.

Plāna can work visibly as the Design Architect alongside your firm or operate as a design resource supporting your established client experience. Each partnership is structured around clear roles, coordinated communication, and a shared commitment to the quality of the completed home.

Concept deliverables are provided as PDFs. Editable Revit and CAD files are not included. The Architect of Record and project team remain responsible for code compliance, construction documentation, engineering, permitting, and construction administration unless additional services are separately agreed.
